Location Description:
This is a request for a one lot subdivision referred to as Old Town North Fourth Filing, Replat of Tract HHH, Block 9, #BDR180003.
This request would replace a temporary turn-around and create one consolidated new lot out of the existing property owned by Jerome Street, LLC, a Colorado limited liability company. The subject site located at northeast corner of Redwood Street and Cajetan Street. The purpose of the subdivision is to allow a legal lot for a new single family detached dwelling. As proposed, the lot would be 5,990 square feet and front on Cajetan Street. Garage access would be from the existing alley between Cajetan and Osiander Streets. Also, a new Tract A would be created and dedicated as common open space. The property is zoned C-C-N, Community Commercial North College. This one-lot subdivision is being processed per Section 2.18 of the Land Use Code as a Minor Subdivision because only one new lot is being created. Section 2.18 allows this request to be considered by the Planning Director administratively versus a public hearing. Prior to consideration by the Planning Director, there will be a two-week open comment period during which comments can be provided to the Planning Services Department.
