Conditions of Approval:
A. At the time of submittal for Final Plan, the design of the street crossings of the perimeter trail network must provide a break in the continuity of the roadway and not in the pedestrian access way. Such crossings must be well-marked using any or all of the following: pavement treatments, signs, striping, lighting, and traffic calming techniques.
B. At the time of submittal for Final Plan, the landscaping within buffer yard along the western edge of the project must be densely planted in a manner that exceeds that which is shown on the P.D.P. in order to compensate for the fact that a significant portion of the buffer yard is primarily a combination of a drainage swale, an underground storm drain, a stormwater detention pond and a retaining wall all of which, due to topography and hydrology and other factors, limit the available area suitable for a sufficient amount of plant material to establish an effective buffer yard.
C. At the time of submittal for Final Plan, the following note shall be added to the Site Plan: “Establishing an interconnected network of neighborhood streets via a vehicular connection to Lupine Drive, in the future, may be considered a viable alternative should the benefits be found to warrant the connection by the interested parties and decision-makers, consistent with comprehensive plan policies for connectivity.
D. At the time of submittal for Final Plan, the applicant must have finalized an Alternative Mitigation Strategy in compliance with Section 3.7.3 of the Land Use Code and Section 4.6.8 of the Larimer County Urban Area Street Standards and that this Strategy has been agreed to by the City of Fort Collins.
