Conditions of Approval:
1. Final landscape plans will screen all vehicle use areas visible from East Prospect Road and County Road 5 using a combination of berming and deciduous trees.
2. Final Civil engineering plans and landscape plans for work in the City-owned ROW of East Prospect Road will demonstrate compliance with the Prospect Road Streetscape Program under the following two options:
a. Option 1: reduce the 200-foot spacing requirements
b. Option 2: Maintain the 200-foot spacing and place street trees in-between the 200-foot gaps at the required 30-40 foot intervals along the extent of Prospect Road.
3, Due to the daylight appearance of 5,700K stadium and athletic field lighting and potential impacts on neighboring properties that the lighting should be limited to a maximum correlated color temperature (CCT) of 4000K.
4. For efficient pedestrian and vehicular circulation, the site plan should demonstrate the placement of bicycle racks to be dispersed more evenly and strategically through out the campus. Specifically, bicycle racks should be placed closer to all entryways of athletic fields and accessible portions of the building.
5. Poudre School District has acknowledged its willingness to monitor traffic impacts to the neighboring residential subdivisions and work to mitigate traffic impacts as necessary.
